Located on a vacant parcel in the Elmwood village section of Buffalo New York, with the shopping district on one side the Olmstead Parkway system on the other . A Frank Lloyd Wright house 3 houses down and a Richardson prototype at the rear lot line and less than quarter acre in size. This auspicious lot, had both challenges and opportunities. The ingenious approach converted parcel into an urban oasis with 4 dwelling units. Two(2) Carriage House units above four parking spaces with a loft bedroom open space, cathedral ceilings and deck facing the street side . Then as one moved forward there were 2 Gated Courtyards separating the carriages house from the townhouses. The ,2 townhouses located beyond with the courtyard , each of the 2 Townhouse had 3 bedrooms, a loft , 2 and a half baths and various architectural features -all built for under $100,000 in 1974 and had the highest per square foot rental revenue in metro Buffalo at the time.
